MARINA WES-DEL is
an exciting opportunity to experience waterfront living in a
picturesque rural setting, just 1/2 hr from Vancouver. From the
moment you arrive you will be transported by the gentle river and
glorious sunsets, by the welcoming people of this wonderful
community of floating homes. Life isn’t the same when you’re
surrounded by water. Remote from the mainstream, yet only minutes
from the city, you are transported to an atmosphere all your own.
The pace is slower and your troubles are left behind. The
following are some common questions about life on the water.
Q. Has this
been done before?
A. Yes. Right next door is
Canoe Pass Village, a thriving 43-lot floating home community
built in 1983 by the same developer. Of course, floating homes
have also been popular for many years in Sausalito, California and
in "Sleepless in Seattle" on Lake Union.

Can I take title?
A. Yes. The Fee Simple land is
divided into strata-titled units and registered at B.C. Land
Registry exactly like any strata-titled condominium property.
Attached to each lot is the right to use the water lot for mooring
your floating home.

Can I moor a boat here?
A. Yes. Strata lot owners have
priority rights to the marina slip adjacent to their lot.

What size home can be built?
A. A typical 25’ x 30’
float can have a house of 1600 square feet on three levels, with a
sundeck on part of the upper level. Several homes are over 3000 sq
ft.

Are floating homes safe?
A. Completely safe. The homes
meet or exceed all building code standards. The floating
foundations are engineered structures which are both fireproof and
unsinkable.

Do I have to build my house now?
A. No. You may buy the water
lot to hold as an investment, or to build on at a later date.

Can I build whatever I want?
A. There are architectural
guidelines in effect. These standards take into account the
special nature of the development and are not intended to inhibit
innovative designs.
Q.
Is gas available?
A. Yes, gas is available. The
developer has installed gas connections to the top of each ramp.
Connection to your home can be made from there.
Q.
Do I pay normal taxes?
A. Yes. You will be assessed
on the market value of your property, as would any property owner.
Q.
What other costs are there?
A. As with any strata-title
development, there is a monthly maintenance fee. It is estimated
to be $175.00.
Q.
How much movement is there in a floating home?
A. Very little. The homes rise
and fall with the tides, but even during stormy conditions, no
more than a gentle movement can be felt.

Is financing available?
A. Yes, financing is available. In general, a 25%
deposit is required.
