This location offers a spectacular view of marsh, mountains and sunsets.  Our proximity to nature is a birder's paradise that includes, ducks, geese, bald eagles, and swans, to name just a few - the George Reifel Migratory Bird Sanctuary is only two kilometers away.  A dyke trail along the Fraser River foreshore and rural roads provide kilometers of level walking and cycling opportunities.  The Ladner Marsh offers protected waters for exploration by kayak or canoe.  Ladner village centre is only three minutes away by car, and the Richmond business centre only twenty minutes.

Ladner Reach Properties Ltd. owns the upland and marina facilities, and leases the adjacent water lot from Fraser Port Authority (www.FraserPortAuthority.com).  The marina has 28 float home berths and offers secure 10-year moorage contracts.  Berths can accommodate existing float homes up to 24' wide and 40' long (larger berths are available at higher rates).  The marina and upland facilities will continue to be upgraded over the next few years.

  • 8' x 16' storage shed.

RATES

  • Moorage is $20,000 for a 10-year contract (payable upon contract signing).

  • Plus a basic $500 per month rent.

  • Plus a marina operating expense of $275 (in 2006) per month.

  • Operating expenses cover the costs of providing potable water, parking, use of the storage shed, garbage collection, recycling, marina property taxes, water lot lease fees, maintenance, administration, etc.

  • Operating expenses do not cover electrical power consumption, cable or telephone usage for individual homes.

  • Annual residential recycling fees and property taxes based on the value of the float home are levied by the Municipality of Delta.

Each tenant recieves 2 vehicle parking spaces in front of their storage unit.

CAVEATS

Float homes that existed elsewhere before 1994, and constructed since then, must meet the B.C. Float home Standards as approved by the Municipality of Delta.
