FLOATING HOME No. 07-02-10-2

The Wasserheim is currently the largest floathome available for sale in Maple Bay Marina, and one of the most extensively developed. It is priced at $195,000, reduced from an original $250,000. This will include new electrical certification along with the installation of the E-one sewage treatment system pump and mounting, connecting the floathome to one of the most advanced sewage treatment facilities on North America's west coast. The cost of this exceeds $10,000 but is included as part of the purchase price.

Exterior:
This float home was designed as a perfect retreat for a mature couple or discerning individual. Over $60,000 has been spent redesigning the home from top to bottom. The home boasts a house mural, hot tub, BBQ and high-end wood splitter for the fireplace, lower wrap-around deck and upper deck with Jacuzzi, all viewing Chisholm Island. The interior offers approximately 1,200 square feet of living space on two floors.
Enjoy your million dollar view, soak in your personal hot tub, or just sit and enjoy breakfast on your deck and watch the cormorants coming in to roost.

Master Bedroom:
Upstairs you will find your cozy and open large bedroom, with a good sized walk-in closet and large full en suite bathroom. An ingenious towel rack set to a programmable timer provides heating in the bathroom while the bedroom heat is baseboard. Adjacent to the master bedroom is the upstairs loft/study overlooking the main floor great room.

Downstairs:
The downstairs kitchen is a chef’s dream, with a new Bosch convection oven with a high BTU four-burner propane stove , GE Microwave/Vent, tile counter surfaces, under-counter lighting throughout, and stainless double sink. The adjacent utility room houses electrical distribution, gas manifold for propane, water manifold, a Bosch on-demand water heater, a small pantry for dry goods and a small freezer for those delicious pies you bought at the Farmer's Market. Ample storage is provided by pull out shelving for all your tools and household items, situated under the built-in workbench.

Great Room:
The vaulted Great Room has an open layout and includes a lovely entertainment system for you and your guests, with a 42" Sony Brava HD TV, Bose Speaker System (Built In), Yamaha Tuner/Amp and an XM Antenna wired in for tuner. Low Voltage gallery lighting is throughout the house, with adequate wall space for your artwork.

Heat:
The main heat source is a Vermont Casting wood burning stove, with supplemental baseboard heating both downstairs and in the upstairs bedroom for those frosty nights, each with their own programmable timer. A wood splitter is located adjacent the wood stack and is included.

Flotation & Moorage:
Floatation is provided by way of two large steel pontoons with bow and sterns, which are foam-filled. Recently, additional positive encapsulated floatation was added for weight re-balancing. The home was completely renovated in 2007 down to the studs with new electrical and plumbing and both water and gas systems fully replaced. The water heater, washer/dryer, microwave were new in 2007. The Oven/Stove in 2008. The house was further insulated, and exterior walls covered in 1/4" plywood, with a 1/4" drywall. Outside you will also find your wrap-around covered deck with extra storage shed.

When you buy a float home you are buying the home, not the water. For the lifestyle, the moorage is more than reasonable, lower than typical taxes paid on waterfront homes alone, and much more reasonable than many float home ‘share -ownerships’ in the urban centres. The Wasserheim currently pays a moorage of 84 cents per sq. ft if paid in advance annually, or 94 cents per sq.ft. if on a monthly rate. The home is billed based on 1,053 sq.ft.
